This seminar is the second in our series of Landlord and Tenant seminars. This seminar will focus on emerging trends in structuring and negotiating commercial leases given the current state of the market. The seminar will deal specifically with negotiating the main clauses of leases to include repair, insurance, alienation, forfeiture and rent review from both a landlord and a tenant's solicitors point of view and tailoring those provisions to suit the specific business needs of the parties. It will also focus on negotiation strategies of the parties. The seminar will look at the types of concessions landlords are willing to accept in the current market and the resulting extra bargaining power of the tenant and its effect.

Diana Jamieson will deal specifically with negotiation of a commercial lease from a landlord's solicitor’s perspective whilst Tony O'Sullivan will deal will negotiations from a tenant's solicitor’s perspective. Diana and Tony will then propose the issues a tenant/landlord might raise in the course of a lease negotiation and how a landlord and tenant might view and approach them in order to reach a mutual agreement. This is to be done by way of joint presentation between the speakers.

SPEAKERS

Diana B Jamieson
Diana is an Associate with the Commercial Property Department of A & L Goodbody. She deals with all aspects of commercial property and had advised extensively in the acquisition and financing of several major energy projects. Diana also advises on commercial leases, landlord and tenant issues and has extensive experience in the area of shopping centre acquisitions and disposals. She is a regular lecturer for the Law Society on the professional courses as well as Diploma and Continuing Legal Education modules. Diana is also a co-author of "Complex Conveyancing", a Law Society publication."


TONY O’SULLIVAN
Tony is Head of the Commercial Property Group at Maples. He advises on all aspects of commercial property transactions including negotiating the acquisition and sale of properties, funding of property acquisitions, commercial property developments, commercial leases, bank lending and advising on the property aspects of mergers and acquisitions. Tony joined Maples in 2008. He previously worked with a large Irish law firm. He is a graduate of University College Dublin.
